Modern Facility Management is faced with: recurring problems of new regulations and laws and a growing demand for companies to act more environmentally responsible.

Areas of paper reduction and switching to LED illumination are on top of the agenda. In this context RAIMUND BERNING CONSULTING was awarded the contract to reduce CO2 emission by reviewing the commerical refrigeration.

The reduction of F-Gas and so-called ozone killer gases within the scope of the EU order 517/2014 was the core of the contract. The project included more than 1500 cooling systems, each equipped with the most different technical parametres and attributes.

The budget for this investment into compliance was forecasted at a three-digit million euro range. The investment schedule had to be economically balanced and comply with high techology standards. The refrigeration account had been broken out as a single line item with a runtime of five years.

An extra project budget was provided and an interdisciplinary project team was formed. A risk analysis identified several risk potentials which were organised in sub-projects. The discovered risks like penal duties and taxes raised on F-Gas signaled the increased prices within the commercial refrigeration technology.

An assessment and rating program determined the order where, when and how the projects was running. The main focus was to balance the investment among other methods such as engery leasing contracts by keeping the defined technology standards.

The conventional leasing model was not to be used as too many responsibilties would remain within the Facility Management department, resulting in no savings. The clearly defined target was the transfer of responsibility and to minimise non-personal costs. The key to success was the performance leasing contract model.

The client expected a contracted result, in this case: the delivery of an cold room in given temperature range and at defined places. The responsibility for installation and maintenance remained completely with the contractor.

The RAIMUND BERNING CONSULTING designed the contract requirement and supported the following tender procedure.

Taking into account all internal and external cost factors including e.g. energy consumption a saving of about ten percent was achieved.
